We understand the apprehension and difficulty associated with having a service provider enter you home in the time of COVID-19. Fortunately, social distancing is built into our process, and having as few people on site as possible makes for the best result when capturing your Virtual Home Inventory.
VHI’s first priority is protecting the health of our clients and team members. Our professionals follow all CDC guidelines regarding social distancing and mask use. These best practices can be found on the CDC’s website. The CDC also offers tips on Hiring In-Home Services & Repairs that provide sound information on preparing for a service provider’s visit.
A Virtual Home Inventory is a visual record of your home and its contents. Using virtual tour technology similar to Google Maps, we document your entire home so that everything visible to the camera is included in your inventory. In addition, our supplemental Photography Packages deliver close-up, detailed documentation of drawer contents and individual high-value items such as jewelry, art, and antiques. VHI provides a reliable record for estate planning and probate, and provides your insurance adjustor with the information crucial to a settlement, all in one package, should you experience a significant property loss.
The total fee is based on the size of your home, your choice of package, and any additional services you request. For example, in our local area of Central Oregon, a 2500-square-foot home can be documented for under $900 with our Preferred Package. Selecting a Photography Option can add $200-300. For inventories outside of our home area, we adjust the fee depending on your location, which may be an additional $100-300.

For those who prefer an economical option, the Basic Package is a straightforward, comprehensive, 360° video tour documenting your entire house and possessions. Info Tags are not available with this package.
Our most popular choice, the Preferred Package, provides the best value and uses a high-resolution 360° camera to build an interactive virtual tour of your home. This solution produces clear imagery of everyday belongings, valuable objects, and collectables, and enables navigation to view specific rooms on demand. In addition, Info Tags can be placed within your inventory to detail high-value pieces.
Our top-of-the-line Exclusive Package uses 3D scanning technology to create a walk-through virtual tour and inventory, with 15 Info Tags of your valuable items included. You receive a private online account of your processed and complete VHI. This subscription service can also be updated when needed. If you have new acquisitions, we will come back to document and add them to your VHI. This package and level of service is ideal for avid collectors who grow their investments regularly.
Info Tags appear as highlighted dots on or near individual items as you tour through your VHI. When clicked on, they display details about these objects, such as value and origin, that you provide us. Although not everything warrants an Info Tag, they are extremely useful for items of greater value that don’t need to be individually photographed, such as kitchen appliances, custom furniture, paintings, top-of-the-line audio/video equipment, and designer lighting and fixtures. Info Tags are available with the Preferred and Exclusive Packages.
With our Photography Options, we capture accurate, high-resolution photographs of your belongings. In the event of a catastrophic loss, property damage, or theft, this detailed level of proof is essential for determining the value of certain items. Photography Options are available with all our packages.
Drawer Contents Photography Option: Most people have items stored in places our 360° cameras can’t see, such as drawers, the top shelves of closets, storage boxes, safes, and so on. You may be surprised at how just much the clothing sitting in your dresser, the gadgets cluttering your kitchen drawers, and the baubles hiding in your jewelry box are worth. When you tally them all up, these everyday things come to a significant sum. Without specific documentation of these various items, you likely won’t remember everything you had, and they won’t be reflected in your settlement.
High-Value Items Photography Option: Insurance companies usually require specifically detailed documentation of belongings such as jewelry, art, antiques, firearms, and collectables to determine their value, and often cover them under an additional rider policy. For these heirloom and investment pieces, we photograph the item itself along with its signatures, serial numbers, marks and etchings, and other identifying features to provide you with full proof of possession.
We do not do appraisals ourselves. Our expertise is documenting your assets, but we can refer you to a professional appraiser if you need their services.
It’s not as hard as you may be thinking. The goal is to let our cameras capture as much of your house and as many of your possessions as possible, so it’s not necessary to clean, dust, or vacuum. But do take some time to declutter and organize by removing stacks of paper and magazines, putting belongings back in their places, move plants blocking furniture or shelves, and clear any other unnecessary items. Although, we do open cabinet doors to capture the contents inside, you will want to pull out and display any significant items that may be stored in cupboards and closets. Removing nonessential stuff and having everything in its place makes for a clear, easy to navigate home inventory.
If you purchase the Photography Option or Info Tags, there will be some additional preparation of creating lists of items to be photographed. Before our shoot, we will provide you with detailed instructions.
Our time onsite depends on the size of your home, your choice of package, and the options you have selected. Generally, it takes a 2 to 3 hours to capture the interior and exterior of a 2500-square-foot house. The Basic Package will take a little less time; the Preferred and Exclusive Packages take a little more.
When adding a photography option, our time depends on how many items you need photographed. Documenting the contents of drawers will take approximately 1 hour for a 2500-square-foot house, while collectables and jewelry generally will take 2 or more hours. We can provide you with a precise estimate when we have your item list.
Typically, we can mail your inventory to you one week after our shoot. If we need to document numerous items with a Photography Option, processing can take a few days more.
You will receive a flash drive with your VHI and the app to view it on your computer. If you need to store additional important documents and files, there is ample space on the flash drive to include those. We recommend that you save a copy of your inventory on your computer, store another copy in cloud storage or on an external drive, and keep the flash drive in a safe deposit box or other secure, off-site location.
If you purchased the Exclusive Package, you will receive login information to a secure online account containing your VHI.
You can certainly do your home inventory yourself, and you’ve most likely been thinking about doing just that. Practically all our clients fully intended to get theirs done, too. Putting off this daunting task is understandable, and most people do. It can take you days and weeks just to create a list of everything you own, or you can use your phone to capture the photos and video, only to spend days and weeks editing and organizing all of that content. Life is busy enough, so instead of lengthening your to-do list, pass this one on to the professionals.
